The accommodation comprises of a large (45ft long) living room/dining room, elegantly but comfortably furnished, large 6 seater dining table, large flat screen television, with DVD/CD player, and open plan fully fitted kitchen with central breakfast bar/work island, and granite worktops, walk in utility room with Siemens front loading washing machine, Siemens dishwasher and ironing board and iron. Standard kitchen equipment of microwave oven, convection oven, fridge/freezer with cold drink dispenser, 4 ring gas hob, coffee filter machine, food blender, rice cooker, toaster and kettle are provided. Where possible all furniture and decoration of the villa is made of locally produced material, and has been made within in Thailand. The fixtures and furnishings are to a very high standard having been installed by the owner for his own eventual occupation. It is not surprising that many bookings are repeat stays from guests who have previously enjoyed this villa.

Most guests do not require air conditioning to the lounge/diner, but this can be provided at an additional cost of 500 baht per day if required.

Bedrooms 2 and 3 have air conditioning and ceiling fans, fitted open fronted wardrobes and are linked by their shared bathroom with walk-in shower, bath, wash basin and toilet. These rooms have a private entry hall off the main lounge to maintain privacy.

The large plot in which the villa is set has been extensively landscaped with a selection of local flowers, shrubs and trees, providing an ideal habitat for birds and butterflies, as well as a selection of local fruit bearing trees, and includes a feature Thai style dining sala set over the villa's ornamental lotus and fish pond. This looks over the infinity edge swimming pool to the house both of which can be lit at night, with the lush green hillsides of Samui behind. The sala is furnished with a dining table and four chairs in the local Thai style, has lighting, ceiling fan and electric sockets, is open on all sides to the natural breezes, and makes the perfect setting for a romantic candle lit dinner. It also makes a quiet getaway during the day, as it nestles within the its own foliage, and is a perfect place for watching local bird and butterfly life, but is close enough to the house to be able to use the wireless internet. The owner says that it is his favourite part of the house.

An outdoor pool shower is situated to one side of the terrace.An additonal breakfast/dining set with four chairs is provided on the extensive pool terrace, together with a set of sun loungers. This makes the perfect place for a relaxed alfresco breakfast. Further easy carry chairs and sun loungers are available for the beach, if required. With the fruit trees in the garden, you may be lucky, and able to pick your own fruit for breakfast in the right season. Many guests have commented on the tranquil natural gardens and how peaceful and relaxing the villa is.

Located to the side of the villa is a further outdoor Thai kitchen with granite work tops, cold water sink and gas hob, which is ideal for preparing meals for al fresco dining in the private open air dining sala. A gas fired barbecue is also available.

The villa is situated 2 km away from the village of Maenam on the North Coast of Koh Samui, with its selection of shops, restaurants, and smaller hotels, and wide beaches, only 20 minutes from the boutique airport in our VIP Minibus, with flights from Bangkok International Airport available every hour with Bangkok Airways and Thai Airways.

The above rates are subject to a 10 % service charge to cover the cost of cleaning and linen and towel changes every 4 th day.

Provisions can be ordered in advance and be delivered to the villa on the day of arrival. A complimentary welcome bowl of fresh local fruit is provided.

For stays of 7 days or more transfers to and from the airport or ferry port are included. These cost 750 baht each way for shorter stays. Advance advise of flight numbers and estimated time of arrival is required.

Evening baby sitting service can be arranged on request subject to availability (advance booking required)

Booking Criteria Disclaimer :

Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, the accommodation is suitable for families, couples and groups of friends looking for a relaxing and quiet holiday based in their own villa.

Only booked guests declared on the booking form are permitted to reside in the villa. (No outside overnight "visitors").

The management make every effort to ensure that all guests' and home owners' privacy is not invaded or disrupted.

In the event that the booking is canceled prior to arrival we regret that no deposit can be refunded.

However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.

Once the final balance is received – 8 weeks prior to arrival, the same cancellation conditions as above will apply.

If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.

Please note that as this villa is privately owned and not part of a "pool" system it is not possible to change villas on arrival.

Insurance:

Please ensure that you have comprehensive holiday insurance as the Owner is not responsible for any claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.

It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).

Rates Exclude

Holiday rates exclude the following:

Air-conditioning to lounge/diner, although this can be provided at an additional cost of 500 baht per day if required.

Food and beverage supply, although arrangements can be made for delivery of a wide selection of food and beverages of your choice direct to the villa, both on the day of arrival, and throughout your stay as required.
Hair driers and international adapter plugs are not provided.
Hire Car Service
A hire car or motorbike will be needed as the villa is located on a small side road, in the middle of quiet countryside away from the noise of the main road.
Full arrangements can be made through us to have your car delivered to your door upon arrival.
A wide range of fully insured vehicles are available at very competitive rates.
Airport Collection Service except as noted above
Airport collection service and return on day of departure in VIP minibus is available at a charge of 750 Baht each way. This is free of charge for all stays of 7 days or more. This is subject to advance booking, and advice of flight numbers.

Payment Terms:

Upon confirming the reservation a deposit of 30 % of the total figure is required to secure the booking.
The balance of the booking is required not less than 8 weeks prior to arrival.
